Rental Turnover Checklist for Miami Landlords: Get the Unit Ready Fast

Between tenants is when a rental either gets reset properly or slowly slides into disrepair. A good turnover takes a few days and a clear list; a bad one drags on for weeks with a different vendor for every task. This checklist is what we work through for landlords and property managers across Miami-Dade, from single condos to multi-unit portfolios.

Before the tenant leaves

Schedule a pre-move-out walkthrough. It tells you what to expect, lets you quote repairs early and gives the tenant a chance to fix or clean things themselves. Take dated photos of every room. Confirm the move-out date so the turnover can start the next morning, not a week later.

Walkthrough checklist

  • Walls and ceilings: nail holes, scuffs, water stains, cracks, anchors left behind
  • Doors: latches, locks, stops, closet doors on track, front door weatherstripping
  • Windows: locks, screens, blinds, caulking, signs of moisture
  • Kitchen: cabinet doors and hinges, drawer glides, faucet, disposal, caulking, appliance function
  • Bathrooms: caulking around tub and sink, toilet running or loose, exhaust fan, grout and mildew
  • Floors: scratches, loose planks, chipped tile, stained carpet, transitions
  • Fixtures: every light, switch, outlet, ceiling fan and smoke detector
  • Exterior and patio: screens, railings, door hardware, pressure-washing needs

Paint, patch and clean

Painting is the single biggest upgrade in a turnover. Patch holes and cracks, sand, prime stains and repaint in a consistent neutral so the unit photographs well and future touch-ups are easy. Keep a record of the exact paint color and sheen for each unit. Cabinet painting can refresh a dated kitchen without replacing anything. Once paint is done, a thorough cleaning, including inside cabinets, appliances and fans, is what makes the unit feel ready.

Fixtures, safety and function

  • Rekey or replace locks so the previous tenant no longer has access
  • Test and replace smoke and carbon monoxide detector batteries
  • Replace burned-out bulbs and mismatched fixtures for consistency
  • Fix dripping faucets and running toilets, which show up on the water bill
  • Re-caulk tubs, showers and sinks where the seal has failed
  • Tighten loose towel bars, handrails and cabinet hardware

Floors

Miami rentals see a lot of foot traffic, sand and humidity. Tile is durable but grout stains; laminate and vinyl plank are quick to install and easy to keep clean, which is why so many landlords switch to them at turnover. A bedroom can usually be refloored in a day, and worn carpet is almost always worth replacing rather than cleaning again.

Exterior and curb appeal

First impressions happen at the door. Pressure wash the walkway, entry and patio, replace a worn doormat, tighten the house numbers and mailbox, touch up the front door and make sure the exterior light works. For single-family rentals, check fences, gates and screens as well.

Document everything

Photograph the finished unit room by room and keep the turnover invoice with the property file. Move-in photos protect you at the next move-out, and a consistent record of paint colors, flooring and fixtures makes every future turnover faster.
